  • Survey and Staking:

    • Conduct all necessary surveys and staking.

    • Provide detailed as-built drawings for renovated features including bunkers, drainage, irrigation, cart paths, and areas of disturbance.

    Stripping, Grading, and Removals:

    • Manage stripping and grading, ensuring no damage to existing irrigation systems outside renovation areas.

    • Remove and repurpose existing asphalt for new cart path base material.

    • Follow owner's directions for bunker edging and grass lines.

    Bunker Construction:

    • Reassess and reconstruct existing bunkers for proper drainage and contouring.

    • Install new drainage systems within bunkers including drain lines, gravel, and perforated pipes.

    • Use a combination of JM Evalith and Capillary-Concrete for bunker liners, with specific depths for sand placement and compaction.

    Grassing:

    • Plant approved grass varieties; Bent grass for tees at specified rates, Turf Type Tall Fescue for roughs, and Fine Fescue for bunker surrounds.

    • Ensure all sod is free from weeds, pests, and installed within 48 hours of harvesting with no gaps between sod pieces.

    Cart Paths:

    • Renovate crushed shell paths by re-grading and compacting to ensure proper drainage.

    • Remove existing asphalt paths, crush, and use as base for new 2-inch asphalt concrete pavement.

    • Construct new asphalt paths with specified aggregate base and asphalt surface courses per New Jersey DOT standards.

    General Notes:

    • Obtain all required permits, with costs reimbursed by the Owner.
